Terms of Service

These Terms of Service (“Terms”) are a legal agreement between you (“you” or “User”) and Villara LLC, a North Carolina limited liability company operating the website and service “UnveilHome” at unveilhome.com (the “Service”). Villara LLC may be referred to as “we,” “us,” or “the Company.”

By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.

1. Acceptance of Terms

By creating an account, submitting an address search, making a payment, or otherwise using the Service, you confirm that you have read, understood, and agree to these Terms and our Privacy Policy and Disclaimer, which are incorporated into these Terms by reference.

2. Description of Service

UnveilHome is a pay-per-report property intelligence tool for prospective homebuyers. A user enters a U.S. property address, pays a one-time fee via Stripe, and receives an AI-synthesized report that may cover flood risk, property history and valuation, neighborhood trends, and school district information (“Report”).

Reports are compiled from third-party data sources and synthesized into narrative form using an AI language model. Reports may be cached and served to other users who search the same address, since Report content pertains to the property itself and not to any individual user. See our Disclaimer for important limitations on Report accuracy and use.

We may add, modify, or discontinue features of the Service at any time without notice.

3. Eligibility; Not for Children

The Service is intended for use by individuals who are at least 18 years old and capable of forming a binding contract under applicable law. The Service is not directed at, and we do not knowingly collect personal information from, children under 13. See our Privacy Policy for more detail.

4. Accounts

You may be able to create an account to access certain features (e.g., viewing past purchases). You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us promptly of any unauthorized use.

5. Payment, Pricing, and Refunds

• Pricing. The current price per Report is displayed at checkout (currently $9.99 per Report, subject to change).
• Payment Processing. All payments are processed by Stripe, Inc. (“Stripe”). We do not collect or store your full payment card number; Stripe handles all payment card data under its own terms and security standards.
• What You're Buying. Each payment entitles you to access one Report for one submitted address. Reports may be re-served if the same address is searched again (by you or another user) without requiring an additional generation, but each purchase transaction is for access to the Report corresponding to your submitted address at time of purchase.
• Refund Policy. All sales are final once a Report has been successfully generated and delivered to you. We do not offer refunds for dissatisfaction with Report content, accuracy, or completeness. We may, at our sole discretion, issue a refund if we fail to deliver a Report due to a technical failure on our end (e.g., payment processed but no Report generated). To request a refund under this exception, contact us within a reasonable time at support@unveilhome.com.

6. Data Sources and AI-Generated Content

Report content is derived from third-party data sources (including but not limited to FEMA, county property records, BatchData, Parcl Labs, Walk Score, U.S. Census Bureau ACS data, and NCES) and is synthesized into narrative form by an AI model. We do not independently verify, audit, or guarantee the accuracy, completeness, or timeliness of any underlying third-party data or any AI-generated narrative. See our Disclaimer, which is incorporated into these Terms.

7. No Professional Advice; Not a Licensed Provider

UnveilHome and its Reports are provided for general informational purposes only and do not constitute legal, financial, real estate, appraisal, inspection, or investment advice. Villara LLC is not a licensed real estate broker, appraiser, home inspector, or financial advisor, and no Report should be treated as a substitute for advice from a licensed professional or for independent verification of any fact material to a real estate or financial decision (including, without limitation, flood zone designation, HOA status or fees, school assignment, title status, or property condition). You are solely responsible for independently verifying any information before relying on it to make an offer, purchase, sale, or other financial decision.

8. User Responsibilities / Acceptable Use

You agree not to:

• Use the Service for any unlawful purpose or in violation of any applicable law or regulation;
• Attempt to circumvent payment for Reports, including by automated scraping, bulk-querying, or reverse-engineering cached Report access;
• Interfere with or disrupt the integrity or performance of the Service (including through malware, denial-of-service attempts, or unauthorized access attempts);
• Resell, redistribute, or publicly republish Reports or Report content as your own product or service without our prior written consent;
• Submit false or misleading information when using the Service.

We reserve the right to suspend or terminate access for violation of this Section.

9. Intellectual Property

All Service content, design, branding, software, and the specific compilation, formatting, and narrative presentation of Reports (excluding the underlying third-party factual data itself, which remains subject to the rights of its original source) are the property of Villara LLC or its licensors and are protected by intellectual property laws. Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to access and use Reports you have purchased for your personal, non-commercial use in evaluating a property.

10. Disclaimers of Warranties

The service and all reports are provided “as is” and “as available,” without warranties of any kind, whether express, implied, or statutory, including but not limited to implied warranties of merchantability, fitness for a particular purpose, title, non-infringement, and accuracy. We do not warrant that the service will be uninterrupted, error-free, or secure, or that any report will be accurate, complete, current, or suitable for your particular purpose.

11. Limitation of Liability

To the maximum extent permitted by applicable law: (a) in no event shall Villara LLC, its officers, members, employees, or agents be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or related to your use of the service or any report, even if we have been advised of the possibility of such damages; and (b) our total cumulative liability to you for any and all claims arising out of or related to the service or any report shall not exceed the amount you actually paid to us for the report(s) giving rise to the claim in the twelve (12) months preceding the claim.

Some jurisdictions do not allow the exclusion or limitation of certain damages, so some of the above limitations may not apply to you.

12. Indemnification

You agree to indemnify and hold harmless Villara LLC and its officers, members, employees, and agents from any claims, damages, liabilities, and expenses (including reasonable attorneys' fees) arising out of your violation of these Terms or your misuse of the Service.

13. Termination

We may suspend or terminate your access to the Service at any time, with or without cause or notice, including for violation of these Terms. You may stop using the Service at any time. Sections of these Terms that by their nature should survive termination (including Sections 6–14) will survive.

14. Dispute Resolution; Arbitration

You and Villara LLC agree to first attempt to resolve any dispute informally by contacting us at support@unveilhome.com. If a dispute is not resolved within 30 days, you and Villara LLC agree that any dispute arising out of or relating to these Terms or the Service shall be resolved by binding individual arbitration administered under the rules of the American Arbitration Association, rather than in court, except that either party may bring an individual claim in small claims court. You and Villara LLC each waive any right to a jury trial and to participate in a class action.

15. Governing Law

These Terms are governed by the laws of the State of North Carolina, USA, without regard to its conflict-of-laws principles. Subject to Section 14 (Arbitration), you agree that any legal action not subject to arbitration shall be brought exclusively in the state or federal courts located in Wake County, North Carolina.

16. Changes to These Terms

We may update these Terms from time to time. If we make material changes, we will update the “Last Updated” date above and, where appropriate, provide additional notice (e.g., via email or a notice on the Service). Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.

17. Miscellaneous

If any provision of these Terms is found unenforceable, the remaining provisions will remain in full force. Our failure to enforce any right or provision is not a waiver of that right. These Terms, together with the incorporated Privacy Policy and Disclaimer, constitute the entire agreement between you and Villara LLC regarding the Service.
